2. Purpose and legal basis for processing
We use Google Analytics 4 and Meta Pixel (Facebook) to:
- analyse traffic and how visitors use the site,
- improve the quality and functionality of the website,
- measure the effectiveness of advertising campaigns (including UTM parameters),
- record events such as phone clicks, PDF brochure downloads, or outbound link clicks.
The legal basis for analytics and marketing processing is your consent given via the cookie banner (GDPR Art. 6(1)(a)). Analytics tools load only after consent is granted.
When you contact us by phone or email about the property offer, we process data necessary to respond and conduct the sales conversation.
The legal basis is taking steps at your request before entering a contract (GDPR Art. 6(1)(b)) and our legitimate interest in handling sales enquiries (GDPR Art. 6(1)(f)).
3. What data is collected
After you consent to cookies, analytics tools may collect:
- browser type and operating system,
- browser language and pages visited,
- visit duration and on-site events (e.g. phone click, brochure download),
- approximate geographic location at city/country level,
- campaign parameters (UTM) and referring page — stored locally in the browser to attribute visit source.
The site has no contact forms — we do not automatically collect personal data beyond the tools described above. Data you provide during a phone call or email is processed only as needed to handle your enquiry.
IP anonymisation is enabled in Google Analytics. We do not carry out profiling within the meaning of the GDPR.
